Shannon Rose of Keller Williams introduces specialized real estate mediation and consulting services to San Diego legal professionals.
FOR IMMEDIATE RELEASE
San Diego, CA (November 2021) – Expanding on 15 years of extensive Bay Area real estate experience, Shannon Rose of Rose Group / KW Bay Area Estates introduces Certified Divorce Real Estate Expert (CDRE) services to law professionals throughout San Diego County. Serving in an advisory and mediation capacity, the CDRE is a neutral third-party that helps attorneys on both sides of family law cases navigate the disposition of the most complex and valuable asset involved in a divorce proceeding: the house.
Attorneys and courts will receive expert advice on real estate law as it applies to each specific case, as well as benefit from the timely discovery of potential complications such as HERO or PACE loans, liens, and hidden loan modifications, which aren’t typically discovered during a routine title review
Positioned as an expert in all facets of real estate, Shannon says, “Divorce listings are some of the most complex listings Realtors deal with. Issues of contract sabotage, asset waste, title problems, restraining orders…I maneuver through all those problems to effectively and neutrally sell the property and ensure both parties net the highest proceeds in the shortest time possible.
As a Certified Divorce Real Estate expert, Shannon provides the following services to attorneys and court officials in San Diego County:
• Discovery of hidden loan modifications, special loans, IRS liens, and lis pendens
• Determining fair market value and/or fair rental value
• Expert testimony
• Real estate dispute resolution
• Execution of court orders as they relate to the disposition of the home
• Property profiling
• Chain of title
• Deed investigations
• Presale prep
• Listing and marketing
Shannon earned her CDRE credential through a master course presented by the Divorce Real Estate Institute (now the Ilumni Institute). The training program included 40 hours of classroom education, observation and assessment of live family court proceedings, and a 12-week learning lab covering topics such as capital gains and repair, fiduciary service in divorce, and issues surrounding the contentious spouse. The intensive curriculum is written and conducted by a team of attorneys, family court judges and specialization experts, ensuring that program participants receive the best real-world specialized training in family court real estate matters.
In addition to managing divorce real estate transactions, Shannon is trained in short sales, foreclosures, property valuation, marketing, 1031 exchanges, and investment property analysis, equipping her with the skills to navigate even the most complex of family law cases. Shannon is a non-attorney professional member of the San Diego Bar Association, Silicon Valley Bar Association, Santa Clara County Bar Association, Alameda County Bar Association, and San Mateo County Bar Association.
